Most firms in this trade price in blocks, so a building one square foot over a boundary costs hundreds more than the one below it. That is a bad idea generally and a worse one here, because we are the party doing the measuring — nobody should have a financial reason to argue with the number our own product exists to establish.
So the price moves continuously with size. A 9,900 ft² building and a 10,100 ft² building are priced within a few dollars of each other. The estimate calculator computes any size exactly.
Complexity multipliers, quoted during scoping: heavy MEP / industrial +50% · historic or irregular geometry +75% · occupied space requiring after-hours or phased access +25% · each floor beyond two +15%.

Roof plans and elevations are billed on the surface actually drawn, not on floor area. A three-story 30,000 ft² building has roughly 10,000 ft² of roof, and pricing it on floor area would have charged you for the other 20,000. Elevations are billed per facade because that is how they are drawn — most buildings need two to four.
Which level of development do you need?
LOD 200 — the standard model
Generalized elements at approximate size, shape and location, modeled from what we measured. Right for existing-conditions work, renovation planning, space studies and anything where the question is what is actually there. This is what iGUIDE produces and what most projects need.
LOD 300 — modeled to design intent
Specific assemblies with accurate size, shape, location and orientation, resolved against your standards rather than left generic. Right when the model feeds coordination, clash detection or a permit set. Slower and more expensive because a person makes decisions on every element — and worth it exactly when somebody downstream will build from it.
You commission the shoot, you get full rights to use the images — website, brochures, social, award submissions, trade press. There is no uplift for you.
The +30% applies only when a different firm wants their own rights to the same images. On a completed building the architect, general contractor, interior designer and product manufacturer often all want them. Each additional party pays 30% of the creative fee and receives full usage — which costs every firm far less than commissioning their own shoot, and means you are not asked to fund photography the whole project team benefits from.
We hold copyright, and we publish project imagery only with your written permission. If a site is confidential — a school, a healthcare facility, a secure building, anything in litigation — say so at scoping and nothing is published.
A separate schedule from residential real estate work, because the licensing is different. A brand, a builder or a manufacturer uses images across campaigns, trade collateral and multiple firms.

On video: we deliver raw, unedited source files — color-managed and edit-ready — because most commercial clients already have an editor, an agency or an in-house team with a house style to match. If you need it cut, we quote the edit and hand it to a specialist rather than pretending it is a side skill. That keeps the capture day cheaper than a full production rate and puts the edit with someone who does it every day.
Curation is the service. A commercial set is 8–15 finished images, not 45. Your brochure uses twelve; delivering forty-five hands you the editing job and devalues every frame. Every image is fully finished and licensed — we don't ship contact sheets.
Cost sharing: on a completed building the architect, general contractor, interior designer and product manufacturer often want the same images. Licensing to multiple parties costs each firm less than commissioning alone.

Minimum booked value of $3,500 per day on site, plus travel recovery. Travel days bill at 50% of day rate. Travel recovery covers flights, lodging, ground and per diem, quoted as a flat estimate agreed in advance.
Multi-site programs are quoted as a package — the more we capture per trip, the lower the cost per site. If you have eight locations across three states, tell us all eight.
