Why the sketch is the bottleneck

An estimator walks a loss with a laser measure and a phone, then spends two hours building the sketch. When scope expands — and it usually does — someone drives back out, or the sketch gets adjusted from memory.

Every number in that estimate traces back to a hand measurement taken once, in a damaged building, under time pressure.

Where it pays for itself

Supplements. When scope grows you re-measure from the file instead of revisiting the site, and every figure you submit is backed by dated, measured evidence an adjuster can verify independently.

Questions
Does it import cleanly into Xactimate?

Yes. Delivered as ESX and imported directly. You estimate from it as you would from a sketch you built — the dimensions just came from a scan.

How fast can you get to a loss?

Standard delivery is 48–72 hours after capture; mobilization inside 48 hours is available at an uplift. Say the deadline when you call.

Will an adjuster accept the measurements?

The capture is 99.5% accurate on distance and ANSI Z765 compliant, with dated measured geometry behind every number. We cannot speak for an individual carrier process, but the evidence is verifiable.

Can we scan before and after?

Yes, and it is the strongest version of this. Repeat captures on the same structure are priced below one-off rates.

We come to the loss. That is the whole difference.

Nearly everyone selling Xactimate sketches works from photographs somebody else took. You send a phone gallery to a sketch service, someone reconstructs a floor plan from it, and the estimate is built on that reconstruction. It is fast, and it is cheap, and it is wrong often enough to matter.

We scan the structure on site and export the ESX from measured geometry. No reconstruction step, because nothing is being reconstructed.

What goes wrong sketching from photographs

  • Ceiling heights get assumed. Eight feet is the default. Vaulted, tray, dropped and nine-foot ceilings all get flattened to it, and every surface calculation downstream inherits the error.
  • Alcoves, closets and returns disappear when no photograph happened to include them.
  • Room dimensions are inferred from perspective, which is exactly as reliable as it sounds.
  • Openings get placed approximately, so door and window counts are right and their positions are not.
  • Nobody can go back. Once mitigation starts, the pre-loss condition is gone. A reconstruction cannot be re-checked against a structure that has been torn out.

None of that matters on a small kitchen loss. All of it matters on a large one, on a commercial building, or on any file heading for dispute.

What you get, and how fast

An ESX file that imports directly into Xactimate with rooms, dimensions and openings already placed — alongside the measured DWG, plotted PDF sheets and an interactive walkthrough of the property in its as-found condition. That walkthrough is quietly the most useful part of the package: it is a dated, navigable record of the loss that an adjuster, a carrier, a contractor and a homeowner can all look at without visiting.

Turnaround is 48–72 hours standard, under 48 for +35%, under 24 for +50%. Losses do not wait, and the rush tiers exist because we would rather publish them than negotiate them.
