For owners, HOAs, property managers & their brokers

Document the building before the claim, not after.

One visit gives you a dated iGUIDE 3D walkthrough of every room, measured floor plans, square footage to a published standard and an Xactimate-ready sketch. If there is ever a loss, the size and condition of the building are already on record.

Why before matters

After a fire, a flood or a burst line, everyone documents the damage. Nobody can document what the building looked like the day before, unless someone already did.

That gap is where the arguments start: how big the space really was, what the finishes were, whether the damage was already there. A dated, measured record taken in normal times answers those questions before anyone asks them.

What you receive

  • A dated 3D walkthrough of the whole building, every room, finish and fixture as it stood on the capture date
  • Measured floor plans in DWG and PDF, accurate to about 1 cm wall to wall
  • Square footage to ANSI Z765 for homes or BOMA for commercial space, within about 1%
  • An Xactimate ESX sketch, so an estimate can start from measured data instead of a hand sketch
  • Files you own outright, with no subscription and no hosting fee

Who orders it

  • Commercial property owners and managers, across one building or a portfolio
  • HOAs and condo associations, for common areas, clubhouses and shared structures
  • Restaurants, hotels and retail, where finishes are a large part of the building's value
  • Schools, healthcare and senior living, often alongside emergency floor plans from the same visit
  • Owners of high-value homes, through Residential Lite

For insurance brokers

If you place property coverage, this is something useful to bring to a renewal conversation. Your client gets documentation that holds up when a loss, a valuation question or a dispute comes up, and you get a client who is better prepared for one.

We stay in our lane: no coverage advice, no adjusting and no promises about premiums. Underwriting stays with the carrier. We measure the building and hand your client the evidence.

Price

Commercial packages start at $2,500 up to 2,500 ft², priced continuously by size. A home up to 3,000 ft² can use Residential Lite at $950. No travel charge within 35 miles of Gilbert.

Questions
Will this lower my premium?

We can't promise that, and we won't. Underwriting decisions belong to the carrier. Ask your broker whether your carrier gives any credit for building documentation.

Who keeps the files?

You do. Everything arrives by download link, with no portal login and no monthly hosting fee. Keep a copy in your records and send one to your broker if you like.

How often should it be updated?

After a renovation, a tenant improvement or any change you would want reflected in a claim. Repeat captures of the same building are priced below a first visit.

What if the loss has already happened?

Then the as-found record is what matters. See restoration and insurance documentation: measured, dated capture before mitigation, an Xactimate ESX sketch, and a completion record after the rebuild.

Do you work with insurance brokers?

Yes. Brokers introduce us to clients as a resource. We do not sell insurance, give coverage advice, or adjust claims. We document buildings.
