Your model is the hardest-working asset in the community, and every listing there borrows from it. One full media package — HDR photography, drone, raw video and an interactive 3D walkthrough — reused across every plan, every listing, every brochure, for the life of the community.

Pre-drywall documentation

This is the one builders underestimate.

Before the drywall goes up, every stud, every run of conduit, every plumbing line, every duct is visible. Once the board is hung it's gone — and the next person who needs to know what's in that wall is going to cut into it to find out.

A pre-drywall capture is a permanent, measured, dated record of what's actually inside the building. It costs a fraction of one warranty dispute. When a homeowner claims a leak was a framing defect, or a trade claims they never ran a line where you say they did, or a plan check asks what's behind a chase — you have the answer, timestamped, with measurements.

The distinction that matters

Builders buy this as marketing. The ones who've been through a claim buy it as insurance.

Progress documentation

Dated capture at agreed milestones — foundation, framing, pre-drywall, substantial completion. Each one measured, each one archived, each one comparable to the last.

Useful for draw requests, owner reporting, schedule disputes, and the moment eighteen months later when someone asks what the site looked like in March. Repeat visits on a committed schedule are priced below one-off rates.

As-built verification and community aerials

Did it get built to plan? We deliver the measured as-built as a DWG on AIA standard layers, so your team can drop it straight over the design set and see where reality and intent diverged — before it becomes a punch item or a certificate-of-occupancy problem. Want us to run the comparison and mark the deltas instead? That's a quoted add-on.

And for the sales center: aerial capture of the community showing lot positions, phase progress, amenity build-out, and how the whole thing sits in its surroundings.

Builder work is priced off the same published schedule as everything else, because pricing a shoot by the day misses what you are buying — you're buying a set of files your subs and your attorney can rely on. What we do publish is the structure, so you know exactly what drives the number.

Multi-building, multi-phase and multi-community programs are quoted as a package. If you're building 40 homes across three phases, that is a materially different number than 40 one-off jobs — tell us the whole program.

Questions

What builders ask.

What file formats do I get, and do I actually own them?

DWG, DXF, PDF and a web-based 3D walkthrough on every project. Revit (RVT) on request. The files are yours outright — no subscription and no platform fee. Hosting is included, and if you’d rather not depend on anyone else, you can download the walkthrough and host it on your own infrastructure. Compare that to platforms that bill $20 a month per tour, indefinitely, to keep your own documentation online.

How accurate are the measurements, really?

99.5% accurate on distance and 99% on square footage. The camera is laser-based and measures wall distances to within 1 cm. ANSI Z765 permits 2% uncertainty on a residential area calculation; our wall distances are measured to about 1 cm, which on a 60-foot dimension is well inside that.

Will this change our listed square footage?

Frequently, and usually upward. Builder-listed square footage is taken from plans, not from the finished building, and plans don't account for what actually got built. A measured ANSI-compliant number is regularly higher than the figure on the spec sheet — which raises the price per square foot the home is compared against. Appraisers work to the same standard, so the number holds up.

Can we compare the as-built against our design drawings?

Yes — that's what the DWG is for. It arrives on AIA standard layers, so your team overlays it against the design set directly in AutoCAD or Revit. Most firms prefer to do this themselves because they know what tolerance actually matters on their project. If you'd rather we run the comparison and mark the deltas, we quote it as an add-on.

How fast after capture?

48 to 72 hours for standard deliverables. Rush is available at an uplift — tell us the deadline when you scope it, not after.

Can you capture pre-drywall, and what does that record actually show?

Yes, and this is one of the most valuable things we do. The point cloud and photography capture stud locations, mechanical runs, electrical, plumbing and duct positions — measured and dated. It becomes a permanent record of what's inside the walls.

Do you handle multi-building or phased communities?

Yes, and it's cheaper that way. Capture batched across a phase costs meaningfully less per building than the same buildings booked individually.

What do you need from us on site?

Access and a building that's broom-clean enough to walk. No power needed — the equipment runs on its own battery. No crew required. We work around active trades if we have to, though empty is faster and produces better output.

Do you travel outside Phoenix?

Anywhere in the US. Out-of-state work carries a mobilization fee and a minimum daily engagement value. Multi-site trips are quoted as a package.
