What as-built drawings actually cost.

Most firms in this industry will not publish a number. Here is the honest version, including the market range so you can tell whether any quote you receive is reasonable.

The market range

Published industry pricing for as-built documentation clusters between $0.35 and $1.25 per square foot for straightforward commercial space, rising to $1.00–$3.00 for historic or heavy-MEP buildings. Minimum project fees across the industry sit around $2,500 regardless of building size — because mobilization, QC and file production cost roughly the same whether the building is 1,200 square feet or 4,000.

Scan-to-BIM adds meaningfully on top. LOD 200 Revit modeling typically runs $0.15–$0.30 per square foot; LOD 300 and above climbs from there.

What drives your number

  • Size, priced continuously — the per-foot rate falls smoothly as buildings get bigger
  • Complexity — heavy MEP or industrial adds 50%, historic or irregular geometry 75%
  • Deliverables — a floor plan is the base; elevations, RCP, roof plans and Revit models are each priced separately
  • Occupancy — after-hours or phased access adds about 25%
  • Turnaround — under 48 hours adds 35%
  • Travel — outside Phoenix metro, quoted as mobilization

Questions
Why won't most firms publish pricing?

Because scope genuinely varies, and because a published number can be undercut. We publish a structure and a minimum instead — it filters the conversation before anyone wastes a call.

Is a fixed quote really fixed?

Yes. We quote after scoping and before scheduling. Scope changes change the number; nothing else does.

Do you charge hourly?

No. Every source in this industry quotes fixed project fees against a defined scope, and hourly billing rewards the wrong things.

What is the cheapest useful thing you do?

Commercial media from $1,200 for a half day. Documentation starts at $2,500 because below that the file production does not pay for itself.

Why nobody else will give you a number

Search this question and you will find a dozen pages that explain the factors affecting cost and then ask you to request a quote. That is not evasion for its own sake — it is that most firms in this trade genuinely price each job from scratch, and a national operation running templated pages for a hundred cities cannot know what any of them should cost.

We publish the whole schedule because we would rather lose the jobs we are wrong for early. If the number on the pricing page is more than you want to spend, you have learned that in ninety seconds instead of after two calls and a site visit.

What actually drives the number

  • Floor area, continuously. Not in blocks — a 9,900 ft² building and a 10,100 ft² building are priced within a few dollars of each other.
  • Which deliverables you need. The base package covers most existing-conditions work. A Revit model adds roughly 40–65% to a mid-size job.
  • Complexity. Heavy MEP or industrial +50%. Historic or irregular geometry +75%. Occupied space needing after-hours access +25%. Each floor beyond two +15%.
  • Turnaround. Standard is 48–72 hours and included. Under 48 is +35%, under 24 is +50%.
  • Travel. Included within 35 miles of Gilbert. Published zone charges beyond that.
  • Volume. Three or more buildings in one engagement takes 10% off, six or more 15%, sixteen or more 20%.

Three worked examples

4,000 ft² office, Phoenix

Existing-conditions survey, base package. Standard turnaround, no add-ons, inside the travel zone.

$3,400 — about $0.85/ft².

12,000 ft² medical, two floors

Base package plus a reflected ceiling plan, occupied so captured after hours.

$10,398 — base $7,167 × 1.25 occupied, plus RCP $1,440.

30,000 ft² warehouse + Revit

Heavy MEP, single story, LOD 200 Revit model, roof plan.

$31,800 — base $13,000 × 1.5 heavy MEP, plus model $7,500, plus roof $4,800.

What it costs when you do not do it

The comparison people forget is not against a cheaper vendor. It is against the alternative, which is usually two people with a tape measure for two days, producing a drawing nobody fully trusts — or a renovation that discovers mid-construction that the wall is not where the plan said. A change order on a commercial fit-out routinely costs more than the entire documentation package that would have prevented it.
