Yes, routinely, and we schedule around residents. Occupied common areas are captured outside peak hours.
Resident privacy?
We capture vacant units and common areas outside occupied hours. Any capture including identifiable residents is reshot or removed.
One capture per unit type?
That is the efficient way — capture once per floor plan and reuse it for every vacancy of that type.
Two buyers in the same building
Senior living operators buy documentation for reasons that rarely sit in the same budget. Sales wants apartment walkthroughs, because the adult child making the decision usually lives in another state and is comparing four communities on a laptop at eleven at night. Facilities wants measured drawings, because the building is licensed, is renovated on a cycle, and has life-safety documentation that has to be current.
One capture produces both. On a portfolio, that reframing is often what gets the project funded.
The remote decision-maker is the actual customer
This is the distinguishing fact of senior living marketing and most photography ignores it. The person touring is frequently not the person moving in, is often several time zones away, is under time pressure, and is making an emotional decision about somebody they love. A staged hero shot of a lobby does not answer their question. A walkthrough of the actual apartment type, with real dimensions so they can work out whether their mother's furniture fits, does.
Capture the unit-type library — studio, one-bedroom, two-bedroom, memory care, each variant — plus dining, common areas, therapy and outdoor space. Eight to fifteen captures covers a community of any size.
Facilities and licensure
Measured floor plans in DWG support the renovation cycle, ADA-relevant dimensional documentation, capacity and unit-mix verification, and the plan sets that state licensure and life-safety filings sit on. Communities are re-documented far less often than they change, and the drawing in the binder is usually two refreshes out of date. Emergency-response floor plans come off the same capture.
We capture vacant units and common areas outside peak hours. No resident appears in any capture. Care areas are captured only with your clinical leadership's written direction, and anything incidental is removed before delivery. If your compliance officer wants that written into the engagement agreement, it belongs there.
What does a community cost?
Most single-community engagements land between $5,000 and $25,000 depending on gross area and how much back-of-house is included. A marketing-only unit-type library is often under $4,000 and is the usual entry point.
We operate twelve communities. Does that change anything?
Substantially. Six or more buildings in one engagement takes 15% off, sixteen or more 20%, and mobilization is charged once per trip rather than per community. Portfolios are also where a single documentation standard pays — every community drawn the same way.
How disruptive is capture?
Almost none. Tripod-based, no power required, no crew from you, about thirty minutes per 2,500 ft². Communities that need after-hours or phased access carry the published 25% occupied-space uplift.
What we actually deliver here
The services this work is usually scoped as: emergency response floor plans, 3D unit-type tours and as-built drawings. Everything comes off one capture of the building, and all of it is priced publicly — you can price your own project without talking to us first.
