Show what’s actually there.
As-built documentation, CAD and Revit deliverables, and commercial capture for the people who design, build, insure and operate real property. 99.5% accurate. Delivered in days.
Not photographs. Files you can build from.
Most capture companies hand you images. We hand you a measured record — drawings your team opens in the software they already use, plus a walkthrough anyone can click into without training.
One site visit produces both.

Nine industries, one site visit.
Home builders
Model home marketing, pre-drywall records, progress documentation and as-built verification across a community.
Architects & designers
Existing-conditions surveys for renovation and adaptive reuse, in the file format your drawing set already lives in.
Litigation & forensic
Construction defect, premises liability and origin-and-cause. A measured, dated record of a site that is about to be repaired, altered or demolished.
Healthcare & life safety
Current, accurate life safety drawings for Joint Commission compliance — including suite boundaries with defensible measured areas.
Schools & campus safety
Verified on-site floor plans for critical incident mapping, emergency operations plans and NFPA 1620 fire pre-plans.
Restoration & insurance
Xactimate ESX sketches straight from the scan. Document the loss once, estimate from measured data, close the claim faster.
Facilities & institutions
A measured record of every space you operate. Plan moves, verify capacity, hand a contractor accurate drawings instead of a floor plan from 1998.
Commercial property
Office, retail, industrial and multifamily. Leasing collateral and building documentation from the same capture.
Product & installation
Millwork, cabinetry, shade structures, playground equipment, fixtures and furniture — photographed where they're actually installed.
Four steps. No surprises.
A short call. What buildings, how many, what files your team needs, what deadline you're working to. You get a fixed quote before anyone schedules anything.
We arrive, we work, we leave. Fifteen minutes of capture on a 2,500 sq ft interior and roughly thirty minutes on site including walkthrough and handoff. Add vertical scans and it is closer to an hour; a full envelope survey — roof, exterior elevations and ceilings — runs about two and a half hours. No stitching, no reshoots, no crew standing around all day.
Drawings, measured wall geometry and walkthrough in 48 to 72 hours. Sent as files, not a portal login that expires.
One round of drawing revisions included on every project. If a layer name doesn't match your office standard, say so and we'll change it.
Four things worth knowing before you hire anyone for this.
You own the files, and you can host them yourself.
Hosting is included — no monthly fee to keep your own documentation online. And because you receive the files, you can download the walkthrough and host it on your own infrastructure whenever you want. You are never renting access to a record you paid to create.
The measurements are defensible.
99.5% accurate on distance, 99% on square footage. The camera is laser-based and measures wall distances to within 1 cm. ANSI Z765 permits 2% uncertainty — we run at about half that. It's a number you can put in front of a client, an appraiser, an adjuster or an attorney.
Very few people in the region do this.
iGUIDE capability is thin across the mountain west, and most operators who have it are companies scanning their own properties — not firms selling the service to third parties. That is the whole reason a client in another state flies us in rather than settling for a local approximation.
One visit, every output.
Marketing photography, a measured floor plan, measured wall geometry and a Revit model all come from the same visit. You are not scheduling a photographer, then a measuring service, then waiting on a draftsman.
Based in Phoenix. We work nationally.
Projects across the Phoenix metro carry no travel charge. We regularly quote work across Arizona, Nevada, New Mexico, Utah, Colorado, California, Oregon, Idaho and Montana — and we’ll travel anywhere in the US. Out-of-state work is quoted with a mobilization fee covering travel, lodging and time in transit, and carries a minimum daily engagement value.
Worth knowing: iGUIDE capability is thin across the mountain west, and most operators who have it are companies scanning their own properties rather than selling the service. If there is no provider in your market, flying us in is often the practical option — and on a multi-site program it is usually the cheaper one.
Multi-site and multi-day programs are quoted as a package — the more we capture per trip, the lower the cost per site. If you have eight locations across three states, tell us all eight. That's a cheaper project than eight separate ones, and we'd rather build it that way.
What you can order
Everything below comes off a single capture of the building, and every one of them is priced publicly.
As-built drawings
Dimensioned floor plans in DWG on AIA layers, plotted PDF sheets and measured wall geometry in DXF — of the building as it is today, not as the record drawings describe it.
Existing conditions survey
The same package under the name architects and engineers use for it, captured in one visit instead of three return trips for the dimension nobody thought to take.
Scan to BIM
A Revit model of a building that already exists, at LOD 200 from what is observable, or LOD 300 where a permit set demands it.
Measured square footage
Area to ANSI Z765 for residential, or BOMA rentable area for anything with tenants — the number every lease and every price per foot is calculated from.
Pre-drywall & progress
What is behind the wall, recorded before it closes. Also milestone progress documentation and capture before demolition.
Photography
Architectural and commercial, installed product and retail environments — shot on the same visit as the capture.
