The problem

The two-day field survey that's still wrong.

You send two people to an existing building with a laser measure and a clipboard. They come back a day and a half later. Someone spends another day drawing it up. And three weeks into design development a dimension turns out to be off by four inches, or nobody recorded the beam depth in the back corner, and someone drives back out.

That's three days of billable design time spent producing an approximation.

A 2,500 sq ft interior takes about thirty minutes on site — fifteen of it actual capture — and a full envelope survey with elevations and a roof plan about two and a half hours. What comes back is a measured record, not a field sketch. You get a DWG on AIA standard layers, measured wall geometry you can pull any dimension from later, and a walkthrough, so nobody has to drive back out to answer a question.

The dimension you forgot to take is already in the file.

What architects ask.

What level of detail are the drawings?

LOD 200 — proper wall thicknesses, exterior space records, labels, dimensions and area totals, on AIA standard layers.

Can you match our office layer standard?

Drawings come on AIA standard layers as delivered. If your office runs its own convention we'll remap to it — send the standard with the scope, and we'll quote it. Once it's set we apply it to every project that follows, so it's a one-time cost rather than a recurring one.

What geometry format do I get, and what opens it?

DXF, which imports directly into AutoCAD, Revit and most CAD environments without conversion.

How accurate is it compared to hand measurement?

99.5% accurate on distance — and, more importantly, consistent. Hand measurement degrades with fatigue, awkward access and irregular geometry. The scan doesn't have a bad afternoon.

We have a permit deadline. How fast can you turn this?

Standard is 48–72 hours after capture. Rush is available at an uplift. Tell us the deadline during scoping, and we'll confirm in writing whether we can hit it.

Do you sign NDAs?

Yes, routinely. Send yours with the scope.

Are you insured, and can you provide a COI?

Certificates of insurance are provided on request before site access.

What if the building is occupied?

We work around occupants and can schedule after hours. Occupied spaces take longer and produce slightly more occlusion in the measured geometry — we'll flag it in the quote if it's material.

Can you document multiple buildings on a consistent standard?

That's a large part of what we do for institutional clients. Same layers, same conventions, same deliverable set across an entire portfolio.

What we actually deliver here

The services this work is usually scoped as: existing conditions survey, measured as-built drawings and scan to BIM at LOD 200. Everything comes off one capture of the building, and all of it is priced publicly — you can price your own project without talking to us first.
