What the estimate assumes
Why is it a range rather than one number?

Because scope moves. The low end assumes clean access, a straightforward layout and no surprises. The upper end covers the things that usually turn up on site — a locked mechanical room, a mezzanine nobody mentioned, a ceiling that has to be captured separately. The real quote is fixed in writing once we have talked, and it does not move after that unless you change the scope.

Is travel included?

Inside 35 miles of Gilbert, yes. Beyond that the estimate adds our published zone charge. Out-of-state work is quoted individually because it depends on flights and how many buildings we can capture in one trip — if you have more than one property, say so, because it materially lowers the cost per building.

What is in the base package?

CAD floor plan on AIA standard layers with dimensions and area totals (DWG), measured wall geometry (DXF), plotted drawings (PDF) and the interactive 3D walkthrough. Everything else on the list is an add-on, priced per square foot with a minimum.

Do you ever come in under the estimate?

Yes, on straightforward buildings and on multi-building programs, where the volume discount applies and one mobilization covers several sites. The estimate does not assume best case.

What the line items actually are

Base capture is the package described on as-built drawings and existing conditions survey. The model add-on is scan to BIM. Area calculations are ANSI measured square footage or BOMA rentable area.
