The case for it in one paragraph

Once the drywall is hung, the next person who needs to know what is inside that wall is going to cut into it to find out. A pre-drywall capture costs a fraction of one warranty dispute. When a homeowner claims a leak was a framing defect, or a trade says they never ran a line where you say they did, or a plan check asks what is behind a chase — you have the answer, timestamped, with measurements.

Who buys it, and why

Builders buy this as marketing. The ones who have been through a claim buy it as insurance. The second group does not need convincing and does not negotiate.

It also feeds the warranty department, the superintendent, and any dispute that surfaces eighteen months after closeout.

What does the record actually show?

Can you do a whole phase?

Yes, and it is cheaper. Batched capture across a phase costs meaningfully less per building than the same homes booked individually.

How disruptive is it on an active site?

Fifteen minutes of capture per home, about thirty minutes on site. Add exterior elevations or a roof plan and allow longer. We work around trades. No crew required from you.

How long do you keep the files?

You receive the files outright, so retention is in your hands from day one.

You get one chance, and it is about four days wide

The capture window opens when rough-in passes inspection and closes when insulation goes in. That is typically three to five days on a residential build and not much longer on light commercial. Miss it and the answer is drywall removal — which is why so many builders end up paying for exploratory demolition on a warranty claim to answer a question that cost nothing to record.

What is behind the wall that matters later

  • Plumbing runs and shutoffs — the single most-requested item on a callback, and the one that most often triggers exploratory cutting.
  • Electrical routing and junction locations — particularly where a future owner wants to move or add a circuit.
  • Blocking — where it is, and just as usefully where it is not, before somebody hangs a sixty-pound cabinet.
  • HVAC runs and returns — duct paths become guesswork the moment they are covered.
  • Structural connections and hardware — hold-downs, straps, hangers. Photographic evidence of installed condition at the moment of inspection.
  • Fire-rated assemblies — on multifamily and commercial work, evidence that the assembly was built as specified.

Warranty callbacks

A homeowner reports a leak. Either somebody opens the wall to find the run, or somebody opens a browser. The second costs nothing and takes four minutes.

Subcontractor accountability

When a defect surfaces two years on, the argument is usually about who did what and whether it passed inspection. A dated, measured record of the assembly as installed ends most of those conversations before they become expensive.

The next renovation

Whoever opens this building in fifteen years is either working from a record or working from a stud finder and hope.

How it works on a live site

Capture is roughly fifteen minutes for a typical 2,500 ft² home and about thirty minutes on site start to finish. No power required, no lighting setup, no trades displaced. On a community we schedule against your inspection calendar rather than asking you to schedule against ours, and we price the community as a program — three or more homes in one engagement takes 10% off, six or more takes 15%.

You get the interactive walkthrough, a measured floor plan with ANSI-compliant area totals, and the wall geometry in DXF. Most builders route the walkthrough link straight into the homeowner file and the warranty system.
