Scan to BIM: a Revit model of a building that already exists.

LiDAR capture converted to a Revit (RVT) or DWG 3D model at LOD 200, with proper wall thicknesses and exterior space records — built from measured data rather than from an old drawing set and an assumption.

What LOD 200 means in practice

Proper wall thicknesses, exterior space records, labels, dimensions and area totals, on AIA standard layers. It is a model you can design against, coordinate against and hand to a consultant — not a decorative mesh.

If you need LOD 300 or above for fabrication-level MEP, say so during scoping. That is a different scope and a different number, and we will tell you honestly whether you need it.

Can you match our family and naming conventions?

Models arrive on standard conventions as delivered. If your office runs its own family and naming standard, send it with the scope, and we'll quote the remap — set once, then applied to everything after it.

Do we get the measured wall geometry too?

Yes, in DXF, on every project — not as a paid export.

How does this compare to a survey-grade scan?

Different tool for a different job. If you need millimeter tolerances for structural fabrication, hire a survey firm. For design, coordination and documentation at LOD 200, this is faster and materially cheaper.

How the scan to BIM model gets built

01 — CAPTURE

Laser measurement of the building, floor by floor. About thirty minutes per 2,500 ft², tripod-based, non-contact, no shutdown.

02 — GEOMETRY

Measured wall geometry extracted to DXF and floor plans drafted. This is the dimensional backbone; everything downstream references it rather than re-measuring.

03 — AUTHORING

A person builds the Revit model against that geometry, in your template, using your families and naming where you have them. Not an automatic conversion — automated point-to-model output is uniformly worse than it looks in the marketing.

04 — QC

Model checked back against the capture, element by element, with anything ambiguous flagged rather than guessed. You receive a discrepancy log alongside the model.

What we need from you before we start

These four questions determine whether the model drops into your workflow or generates a week of rework, and asking them at the end is how that week happens:

  • Revit version. We author in the version you specify — a model saved forward cannot be saved back.
  • Your template, or ours. If you have an office template, families and naming standard, send them. If you do not, we use a clean standard set, and you can tell us what to rename.
  • Shared coordinates and levels. If this model has to coordinate with an existing project, we need the survey point and level naming up front.
  • Which elements you actually care about. Modeling everything observable costs more than modeling what your design depends on, and most projects need the second one.

The limit, stated up front

We model what can be observed and measured. We can measure a wall to a centimeter. We cannot see its studs, its fire rating, or whether the insulation matches the spec — and modeling those would mean asserting things nobody verified. That is why the deliverable is LOD 200: generalized elements at accurate size, shape and location, which is the honest level for a building that already exists.

Where a project genuinely needs LOD 300 — a permit set, clash coordination, something that will be built from — we produce it at $0.45/ft² with each element resolved against your standards. Above-ceiling MEP requires the ceiling to be open or accessible; if it is closed, we will tell you what we cannot see rather than model it from the original drawings and let you assume it was verified.

What does a model cost?

$0.25/ft² at LOD 200 with a $2,500 minimum, $0.45/ft² at LOD 300. A 20,000 ft² building at LOD 200 is $5,000 on top of the base capture. Calculator.

Can you model from our existing point cloud?

Yes, if it is registered and in E57, RCP or a readable format. Priced the same way, less the capture.

How long?

Capture and drawings in 48–72 hours. The Revit model is separate and typically runs one to three weeks depending on area and level, because a person is building it.

Phoenix metro. Anywhere within 35 miles of Gilbert — Phoenix, Mesa, Chandler, Scottsdale, Tempe, Glendale, Peoria, Queen Creek and the rest of the Valley — carries no mobilization charge. Outside that, travel is quoted from the published zone table, and we work nationally.
