The hosting cost nobody quotes you

Subscription platforms bill for hosting indefinitely — commonly $20 per month per active tour, or around $309 a month for a hundred spaces. A builder with 40 model and inventory tours pays roughly $3,708 a year, forever, just to keep them online. Over five years that is $18,540.

Ours includes hosting, and you can download the walkthrough and host it yourself whenever you want.

That is the point. One capture per plan type, reused for the life of the community.

What happens if we stop working with you?

Nothing. The files are yours and the walkthrough can be self-hosted.

The arithmetic that makes this obvious

A model home is captured once. It is then used on the plan page, in the sales center, in every email a sales agent sends, and in every ad set, for as long as that plan stays in the book — typically three years and often longer.

Capture one model at roughly $2,500. Sell forty homes on that plan over its life. The documentation cost is $62 per closing, against an average gross margin per home that is four figures at minimum. There is no version of this analysis where it is close.

The comparison that matters is not against a cheaper vendor. It is against a plan page with six photographs of a room, which is what the buyer three states away is currently being asked to make a $600,000 decision from.

Capture the plan library, not the houses

A community with 180 homes has six to nine floor plans. You capture the plans, not the homes. Each plan gets one capture, and every home built to that plan inherits it. Elevation variants and structural options can be handled with a second capture only where the difference is genuinely material — a bonus room, an alternate primary suite — rather than for every option code.

Furnished or unfurnished, and the answer is both

Furnished model

This is the sales asset. Staged, lit, and showing the plan as an aspiration. It is what the buyer wants to walk. Capture it once the merchandising is complete and before the first weekend.

Unfurnished spec or inventory home

This is the honest one, and it converts a different buyer — the one who wants to see the real room without the 54-inch furniture that makes it look larger. It also doubles as the measured record for the construction and warranty file.

What happens when the model sells

This is the question nobody asks until it happens. The model is sold, the furniture goes, the buyer moves in — and if your tour lived on a subscription platform tied to that address, your best marketing asset for a plan you are still selling has just become somebody's private residence in a system you do not control.

Files delivered to you do not have this problem. They are yours, they are not tied to an address record, and they keep working for the plan after the physical house stops being available. Why ownership is the whole argument, and what the recurring alternative actually costs over five years.

What does a model cost?

A 2,500 ft² model with measured plan and walkthrough is $2,500. A six-plan library captured in one trip is $12,750 after the 15% volume discount, with mobilization charged once.

Can we embed it on our own site and in the MLS?

Yes. The files are yours and there is no per-view fee, no seat license and nothing that expires. Embed it anywhere you like, indefinitely.

Do you also do the photography?

Yes, on the same visit, which is considerably cheaper than two mobilizations. Architectural photography is priced here. Pre-drywall capture is a separate and arguably more valuable program.

Phoenix metro. Anywhere within 35 miles of Gilbert — Phoenix, Mesa, Chandler, Scottsdale, Tempe, Glendale, Peoria, Queen Creek and the rest of the Valley — carries no mobilization charge. Outside that, travel is quoted from the published zone table, and we work nationally.
