Nine commercial suites. One existing conditions program.
A multi-site tenant was planning remodels across nine leased suites and needed measured existing conditions for every one, without flying a design team to each site. We scanned each suite, drafted the drawing set and documented every utility. This is the actual output, published with the client's permission. Names and addresses are removed; nothing else is.

An empty shell is the best way to see what a set contains, because nothing is hiding the walls, ceiling or roof units. Click any sheet to open it full size; scroll or pinch to zoom down to individual dimensions.

What is in every set
- Cover and sheet index
- Floor plan with area schedule
- Dimension plan, wall to wall
- Point cloud plan, the raw scan geometry under the drafting
- Roof plan where the roof was scanned
- Reflected ceiling plan: lights, diffusers, detectors, access hatches
- Elevations and a vertical point cloud section
- Legends for every symbol used
- 3D tour you can measure in, hosted by us so it never expires
- CAD files: DWG and DXF
- Utility photos and tag report: every meter, panel and riser, located on the plan
Why the utility photos matter
The design team never visited these sites. Instead, every meter, panel, telecom board, gas riser and fire riser was photographed close enough to read and pinned to the scan where it lives. Open the tour, walk to the utility room, tap the tag, and you are reading the panel schedule or the meter rating from your desk.
That is what turns a pretty walkthrough into a document a designer can price and plan a remodel from.
Questions
What is an existing conditions survey?
A measured record of a building as it stands today: floor plan, dimensions, ceilings, roof and elevations, drawn from a 3D scan of the space. Architects and designers use it as the base for a remodel or tenant improvement. Here it is the same thing as as-built drawings; see existing conditions surveys for the full service.
What files come back?
A PDF drawing set, native DWG CAD files, a floor plan with room areas, the hosted 3D tour, and the utility photos with a tag report showing where each one was taken. Everything shown here for the Gilbert suite is the real deliverable; the public CAD sample is DXF instead of DWG.
How accurate are the measurements?
Measurements are accurate to about 1 cm (under half an inch) on wall-to-wall distances, and square footage within about 1%.
How long does it take?
Drawings, measured wall geometry and the walkthrough arrive 2 to 3 business days after the site visit.
Why are the utility photos tagged to the scan?
So the design team can see what service is on site without a visit. Each meter, panel, riser and telecom board is photographed close enough to read and pinned to the spot in the scan where it lives, and the tag report lists every tag by room with its photo.
Do the 3D tours expire?
No. We host the tours ourselves, so the link keeps working after the project closes and there is no subscription to renew.
Can you document a whole program of sites?
Yes. These nine suites were one program for one tenant, scanned and delivered as matching sets so every suite reads the same way. Send the address list and we will quote the program.
What does it cost?
Prices are on the pricing page, and the estimate calculator gives a number for a building in about a minute. Multi-site programs get a fixed quote before anything is scheduled.
