Who orders an existing conditions survey in Scottsdale
An existing conditions survey is a measured record of a building’s current state: wall positions and thicknesses, doors, windows and openings, ceiling heights and floor area. It is the starting point for design work on a building that already exists. The same three groups order one in Scottsdale as anywhere else in the Valley:
- Architects and designers, before a remodel, an addition or a tenant improvement, when the original drawings are missing, wrong or out of date.
- Owners and property managers, before an acquisition, a lease or a permit application that asks for current drawings. BOMA rentable area can be measured from the same visit.
- General contractors, before pricing a renovation, so the bid is built on measured dimensions rather than a plan nobody trusts.
Hotels and resorts working to a brand property improvement plan have their own page: existing conditions drawings for hotel PIPs.
What you receive
Every base package includes:
- Dimensioned floor plan per level in DWG, on AIA standard layers.
- Plotted sheets in PDF, scaled and titled. Why you want both.
- Measured wall geometry in DXF, a CAD underlay to trace and snap to.
- Area calculations to the standard you specify.
- An interactive iGUIDE 3D walkthrough of the building.
Reflected ceiling plans, exterior elevations, roof plans, site plans, an Xactimate ESX sketch and a Revit model are add-ons from the same capture, each on the published rate card. Every file type is listed on the deliverables page.
How pricing works for a Scottsdale building
Scottsdale is priced on the same schedule as Phoenix. The base package moves continuously with floor area rather than in blocks, and complexity multipliers are quoted at scoping: heavy MEP or industrial +50%, historic or irregular geometry +75%, occupied space needing after-hours or phased access +25%, each floor beyond two +15%. Three or more buildings in one engagement take 10% off.
A 4,000 ft² office on the base package, standard turnaround, no add-ons, comes to $3,400. The reasoning behind the schedule is in what as-built drawings cost, and the coverage page lists every city in the no-travel-charge zone, including Paradise Valley, Fountain Hills, Cave Creek and Carefree.
What it is not
An existing conditions survey documents the building, not the land. Boundary and ALTA surveys locate property lines and easements and are sealed by a licensed land surveyor; we do not do that work, and nothing we deliver carries a surveyor’s seal. If a Scottsdale project needs both, hire a surveyor for the boundary and us for the building. The full service description is on the main existing conditions survey page.
Do you charge travel to Scottsdale?
No. The published zone table puts Scottsdale in Zone 1, 35 miles or less from Gilbert, which carries no mobilization charge. An address beyond 35 miles is Zone 2, $250, and we tell you which zone applies when we quote.
What does an existing conditions survey cost in Scottsdale?
The same published schedule as everywhere else: $2,500 up to 2,500 ft², $4,000 at 5,000 ft², $6,500 at 10,000 ft², $11,500 at 25,000 ft² and $19,000 at 50,000 ft². A home up to 3,000 ft² can use Residential Lite at $950. The estimate calculator prices any size.
Is this a land survey?
No. Property lines, easements and anything needing a surveyor’s seal are the work of a licensed land surveyor. We document the building itself: walls, openings, ceilings and floor area.
Is an existing conditions survey the same as as-built drawings?
Here, yes. Same capture, same base package, same price. Architects and engineers say existing conditions survey; owners and contractors say as-built drawings.
Send the Scottsdale address, rough size and the files your team needs, and RevealBuilt replies with a fixed quote. Or price it yourself in the estimate calculator first.
